Project Overview
Location: Westshore, Napier
Build type: Multi-unit residential (6 villas)
Developer: Oniram Investments Ltd
Lead Builder: TW Construction
A stepped residential development comprising six villas, designed with shared access and integrated lift infrastructure across the site.
Site Challenges
-
Ground conditions included non-engineered fill and shallow groundwater, requiring ground improvement
-
Need for consistency across multiple adjoining units
-
Integration of lift pits into the slab without disrupting structural performance
-
Repetition of units requiring a systemised, predictable approach
Technical Detail Overview
The QPOD system was designed as QPOD’s Raft Configuration to work in conjunction with a ground improvement build-up, including:
-
excavation to approximately 0.6 m below ground level
-
geofabric lining
-
geogrid reinforcement
-
compacted AP65 gravel or equivalent to achieve the required density.
The foundation plan also incorporated:
-
300 mm wide perimeter foundations
-
multiple 250 mm step-downs
-
integrated lift pit
Outcome
This project shows what the QPOD system does well at scale.
The result was a tidy, repeatable installation with integrated lift infrastructure, predictable slab geometry, and a foundation platform suited to the realities of Westshore ground conditions.
