Set within the new Mission Hills Estate, this David Reid Homes is all about modern sustainable design. The QPOD Continuous foundation system was selected to meet the needs of a high-wind, corrosion zone C, and seismic zone 3 site — all while maintaining CodeMark compliance and efficient constructability.

Site Challenges

  • Poraiti soils feature variable compaction and moisture profiles typical of Napier Hill fringes, requiring consistent bearing verification and compaction to NZS 3604 standards.

  • Boundary construction: This lot adjoins another lot via a shared slab interface, with a free joint separation designed per QPOD details and the party wall agreement

  • Wind exposure: The site sits within a very high wind zone, making formwork stability, pour timing, and curing management essential to achieve a clean, consistent finish.

Implementation

Subgrade Preparation:
Compacted granular base layers with verified bearing capacity exceeding 200 kPa, incorporating 150 mm of well-graded hardfill and 20 mm sand blinding over a damp-proof membrane (0.25 mm polythene with sealed laps).

QPOD Continuous System:
Installed per QPOD Design Manual, forming a fully connected raft with continuous ribs and thickening zones for internal walls.

Reinforcement:
SE62 G500E mesh in the 85 mm topping slab with H12 bars through ribs and perimeter beams. Bending and lap lengths designed per NZS 3101 for seismic performance.

Pipe Penetrations:
All under-slab services routed via dedicated channels within the QPOD Continuous grid, with DN100 @ 1:60 min fall as per design manual standards.

Concrete Placement:
Continuous 20 MPa pour supplied by Higgins, ensuring strength and uniform curing across both slab zones.

Environmental Impact

This Mission Hills foundation locked 45,143 recycled bottles equivalents into the foundation — around 867 kg of plastic kept out of landfill. Laid end-to-end, that’s more than 10 kilometres of bottles.

Every QPOD used on this project was manufactured locally in Napier from recycled PP and PET, reducing freight, cutting waste, and delivering a cleaner, tougher foundation for the life of the home.
